Job Description
ABOUT THIS ROLE
Neuroth Construction builds public works, federal, multifamily, and commercial projects. The Assistant Project Manager carries project operations alongside a project manager, from RFIs, submittals, and change orders to buyout, cost, billing, schedule, and closeout. You will turn a well-run job site into a well-run project, from first subcontract to final payment.
This is the step between project engineer and project manager. You have run the documents on a project, and now you want to own its cost and schedule. In a company our size you will work directly with the Director of Construction and ownership, carry real responsibility from your first project, and run smaller projects on your own as you are ready.
WHAT YOU WILL DO
Cost and contracts
- Help the project manager build the project budget and General Conditions.
- Support buyout: scope sheets, bid leveling, subcontracts, and purchase orders.
- Track project cost against budget, prepare monthly cost reports, and help the project manager forecast cost to complete.
- Price and negotiate change orders with owners and subcontractors: collect sub and supplier quotes, build the backup, and track each one from request to executed change.
- Review subcontractor pay applications against work in place, and confirm insurance, certified payroll, and lien releases are in hand before anyone gets paid.
Billing and schedule
- Prepare monthly pay applications and schedules of values, and get them approved on time.
- Build and update project schedules, and keep the weekly look-ahead tied to the master schedule.
- Track long-lead procurement and get materials on site when the schedule needs them.
Project management
- Run owner, architect, and subcontractor meetings, and send minutes with clear action items.
- Own project documentation: RFIs, submittals, change order logs, drawing revisions, and project files, and coach a project engineer if one is on the project.
- Keep the project status report current for the project manager and leadership.
- Support the superintendent in carrying out the project safety program.
- Manage owner and agency requirements on public works and federal projects, including quality control documentation and labor compliance with our compliance team.
- Lead closeout: punch list, as-builts, warranties, O&M manuals, and final billing and retention.
- Help write and update the playbooks for the processes you run so they survive turnover.
WHAT WE LOOK FOR
- Ownership. The project is yours to keep on track. You do not wait to be told what is late.
- Cost sense. You understand where money goes on a job, and you notice when a number does not make sense.
- Organization and follow-through. Change orders, pay apps, and procurement each run on their own clock. You keep them all moving.
- Clear, direct communication. You can push back on a sub, explain a delay to an owner, and write a change order narrative that holds up.
- Negotiation. You can work out scope and price with a subcontractor or supplier and land on a fair number that keeps the relationship intact.
- Judgment. You know what to decide yourself and what to bring to the project manager, and you bring options, not only problems.
- Learning agility. Public works and federal contracting have their own rules. You read them, apply them, and ask when they are unclear.
EXPERIENCE AND EDUCATION
We can teach you how NCI runs a project. Experience that counts:
- 2 to 5 years as a project engineer, field engineer, project coordinator, or assistant project manager with a general contractor, subcontractor, or construction manager.
- At least one project carried from preconstruction or start through closeout.
- Hands-on change order, pay application, or schedule work.
- Military construction or engineering experience (Seabees, Army Corps of Engineers, Marine Corps engineers).
- A degree in construction management, civil engineering, architecture, or a related field is preferred. Strong project experience is considered in place of a degree.
Helpful, not required:
- Procore, Bluebeam Revu, and a scheduling tool such as Microsoft Project or Primavera P6.
- Strong Excel, and comfort learning a work-management platform like Monday.com.
- Bilingual English and Spanish, useful with field crews and subcontractors.
WORK ENVIRONMENT AND SCHEDULE
- Monday through Friday, based at our office in Carlsbad with occasional job site visits.
- Small, close team. You will work directly with leadership, project managers, and the field.
BENEFITS
Full-time employees (30+ hours per week) are eligible for:
- Medical, dental, and vision — Neuroth Construction pays 100% of the employee premium on base plans. Dependent coverage and buy-ups available at employee cost.
- 401(k) — pre-tax contributions through payroll deduction.
- Vacation — 10 days per year to start, plus one additional day for each year of service, up to 15.
- Sick leave — 5 paid days per year.
- Paid holidays — 11 per year.
- Training and development — supported for what your role requires.
