About Southerlyn Homes

Southerlyn Homes is a boutique luxury custom home builder specializing in thoughtfully designed, high-quality residences throughout Tampa and St. Petersburg. We take pride in our craftsmanship, attention to detail, and personalized approach to building exceptional homes.

From custom new construction to extensive renovations, we work closely with talented architects, designers, and skilled trade partners to bring our clients' visions to life.

As our company continues to grow, we're looking for an experienced, motivated, and highly organized Construction Manager to join our team. This is an opportunity to take ownership of exciting residential projects, work directly with company leadership, and play a meaningful role in a growing custom homebuilding company.

About the Role

We're looking for a hands-on construction professional who knows how to keep projects moving, subcontractors accountable, clients informed, and jobsites running efficiently.

The ideal candidate is a proactive problem-solver, strong communicator, and natural leader who takes pride in delivering quality work. You should be comfortable managing multiple projects simultaneously, anticipating challenges before they become problems, and taking initiative without needing constant direction.

As Construction Manager, you'll oversee projects from pre-construction through final completion, serving as the primary point of contact for clients, subcontractors, vendors, and other project partners.

You'll work closely with company ownership and have the autonomy to manage day-to-day construction operations while maintaining Southerlyn Homes' standards for quality, professionalism, and client service.

Key Responsibilities

Construction Management & Field Operations

  • Oversee multiple luxury custom home construction and renovation projects throughout Tampa and St. Petersburg.
  • Manage daily field operations, coordinate subcontractors, and ensure projects progress efficiently and according to schedule.
  • Develop, maintain, and actively manage detailed construction schedules using Buildertrend/CoConstruct.
  • Anticipate scheduling conflicts, material delays, and construction challenges, and proactively implement solutions.
  • Coordinate subcontractor scopes of work, obtain proposals, and assist with trade partner selection and procurement.
  • Oversee material ordering, deliveries, and logistics to ensure materials are available when needed.
  • Conduct regular jobsite inspections to monitor workmanship, progress, safety, cleanliness, and security.
  • Coordinate required inspections and assist in resolving permitting and construction-related issues.
  • Maintain organized, professional jobsites that reflect the quality and reputation of Southerlyn Homes.
  • Lead construction punch lists and ensure all outstanding items are completed promptly and to company standards.

Client Communication & Project Coordination

  • Serve as the primary point of contact for homeowners throughout the construction process.
  • Provide consistent, professional communication and proactive updates on project progress, timelines, selections, and upcoming milestones.
  • Lead client walkthroughs, construction meetings, and final homeowner orientations.
  • Coordinate with architects, engineers, designers, and subcontractors to resolve questions and keep projects moving.
  • Work closely with the design team to ensure selections are finalized and materials ordered according to construction timelines.
  • Build and maintain positive relationships with homeowners, trade partners, and vendors.

Scheduling, Budgeting & Quality Control

  • Maintain accurate project schedules, daily logs, progress photos, documentation, and task management within Buildertrend/CoConstruct.
  • Monitor construction budgets, track project costs, and identify potential overruns.
  • Review subcontractor invoices and verify completion of work prior to payment approval.
  • Identify and coordinate change orders, scope modifications, and additional work.
  • Perform regular quality control inspections and ensure work meets approved plans, specifications, and company standards.
  • Participate in weekly project reviews with company leadership to communicate progress, upcoming milestones, challenges, and priorities.
  • Take ownership of project completion, ensuring deadlines, quality expectations, and client commitments are met.

What We're Looking For

Required Qualifications

  • Minimum 1–2 years of residential construction or construction management experience.
  • Strong working knowledge of residential construction methods, sequencing, materials, and building practices.
  • Proven ability to manage subcontractors, construction schedules, and multiple active projects.
  • Excellent organizational, time-management, and problem-solving skills.
  • Strong communication skills with the ability to interact professionally with homeowners, subcontractors, and vendors.
  • Ability to read and interpret architectural plans, construction drawings, and specifications.
  • Comfortable using construction management software and technology to stay organized and accountable.
  • Proficiency in Microsoft Office, including Excel.
  • Valid driver's license and ability to travel between project sites throughout Tampa and St. Petersburg.

Preferred Qualifications

  • Experience managing luxury custom home construction from start to finish.
  • Familiarity with Buildertrend, CoConstruct, or similar construction management platforms.
  • Experience with residential estimating, budgeting, and subcontractor procurement.
  • Knowledge of local permitting, inspections, and construction requirements.
  • Degree in Construction Management, Building Construction, or a related field.

What Makes Someone Successful in This Role?

We're looking for someone who:

  • Takes ownership. You treat each project as your responsibility and follow through until the job is done.
  • Stays organized. You can juggle multiple jobs, subcontractors, deadlines, and client requests without letting important details fall through the cracks.
  • Communicates proactively. You keep clients and team members informed and address issues before someone has to ask.
  • Gets things done. You understand the importance of maintaining momentum, holding trade partners accountable, and completing projects on time.
  • Has an eye for quality. You recognize excellent craftsmanship and aren't willing to compromise on the details.
  • Works well with people. You build strong relationships with clients, subcontractors, vendors, and your internal team.
